Before you list, polish the stone.

The benchtop is in every kitchen photo and the floor is in every wide shot. A dull one reads as a house that needs work. A polished one reads as a house that has been looked after.

Agents and stylists know this already: buyers price a kitchen from the benchtop, and they price a house from the floor they walk in on. Restoring both is one of the few pre-sale jobs that costs less than the impression it changes.

What buyers see

Etch rings on the island. A traffic path through the entry. Grout darker than the tile. None of it is expensive to fix and all of it photographs badly. A polished floor reflects the light from the windows in every wide shot; a dull one absorbs it and makes the room look smaller.

Timing

Book the stone before the photographer, with a day or two of margin for sealer to cure. A benchtop is one visit. A floor is two or three days and can run around the stylist. Leave a week between the stone and the shoot and you will not be cutting it fine.

Agents and stylists

We work with agents and property stylists on a straightforward basis: a quote in writing, a date that holds, and the surface ready when the photographer arrives. Tell us in the quote form that you are an agent and the reply goes to the right template.

How long does a marble floor restoration take?

A large entry or open-plan floor is usually two to three days. A single room is a day. The time goes into grinding, honing, polishing and sealing, each pass across the whole floor, with drying time between the last polish and the sealer. Rooms can stay in use around the work; we move through the house in sections so you are never locked out of everything at once. The floor is walkable the same day it is polished and fully cured a day or two after sealing. We give you a schedule before starting so you know which rooms are out of action and when.

How do you quote, and do I need to be home?

Most jobs are quoted from photos. Send two or three through the quote form, with the suburb and what is bothering you, and we will come back to you with a quote. Floors and whole bathrooms are priced after a short measure visit, because area and lippage change the number and neither shows in a photo. Quotes are in writing and include GST, with the exclusions written down. Nobody books a floor blind, so the date is set after the price is accepted.
